What is Portofino Island Resort?
Portofino Island Resort and Spa is the ultimate Gulf Coast getaway and Pensacola’s premier family-friendly resort destination. Situated on 28 acres, Portofino’s grounds are meticulously maintained with architectural landscaping throughout. The ample palm trees and tropical foliage reflect the true Mediterranean style.
The resort features five 21-story towers with luxurious two- and three-bedroom accommodations that feature water views from every room except the bathroom. With the Gulf of Mexico and the Santa Rosa Sound as the backdrop for your island getaway, we know you'll find the perfect condo for you and your family.
Where is Portofino Island Resort located?
Portofino is situated on 28 beautiful acres in Pensacola Beach between the emerald waters of the Gulf of Mexico and the gentle shores of Santa Rosa Sound. It is also adjacent to the pristine Gulf Islands National Seashore. The land itself is called Santa Rosa Island; it is the world’s largest barrier island.
What makes Portofino special?

No other resort is located on the Gulf of Mexico, the Santa Rosa Sound and the Gulf Islands National Seashore. How can I receive Premier Benefits?
Guests who book their stay direct through Premier Island Management Group (PIMG) are extended special amenities and discounts not offered to other guests. Benefits include 10% off beach chair set-ups, 10% off dolphin cruises, 10% off adventure rentals and many other outstanding perks.
What should I bring with me to the resort?
Our condos all have fully equipped kitchens. Some units also feature a private grill on each balcony. Besides bringing food to cook, beach towels and sunscreen are always a plus, and don’t forget your camera to capture your amazing experiences. Conveniently, small household items are available for purchase in the Resort Market. While daily housekeeping service is not provided, all Premier units are stocked once with the following amenities.
Are there any restrictions on the types of vehicles allowed to operate or park on the resort?
Golf carts, motorcycles, R.V.s, boats, and trailers are not permitted within the resort.
Is Portofino an independently owned and operated property, or it is part of a family of resorts?
Portofino Island Resort is an independent condominium resort. There are 765 condominium accommodations on the resort that are privately owned. Of those, many have been placed in the Premier Island Management Group vacation rental program. Those accommodations are rented to vacation travelers on a daily, weekly or monthly basis.
Are there any Resort Policies that I should be aware of prior to arrival?
Yes. Guest should familiarize themselves with the following information.
CASHLESS RESORT: Cash payments are not accepted on property for any items. Guests must provide a credit card at check-in. Resort charges can be paid directly with a credit/debit card or can be billed to your room number and require a verified guest signature. Room charges are settled prior to departure.
POOL: The use of the pool is strictly at a swimmer’s own risk. The LSC Pool hours are 6am to 10pm and the Tower Pool hours are 9am to 10pm. Rules governing the use of the pools are posted on site. Florida Dept. of Health Florida Statutes: Outside food and beverage are not permitted in the Lifestyle Center and its pool deck areas. Glass containers are not permitted in any pool deck areas. Chairs and/or tables at the pool deck cannot be “saved” with towels or personal items. Do not leave personal items unattended. Children not potty trained should wear approved protective diapers suitable for use in swimming pools. Quiet time in all areas is 10:00 PM to 9:00 AM.
SPA AND FITNESS: The Spa and Fitness center is open daily from 6am to 10pm Monday through Friday and from 6am to 8pm Saturday and from 8am to 8pm on Sunday. No one under the age of 21 is allowed into the Spa; No one under the age of 16 is allowed in the fitness center (children from 12 to 15 years of age are permitted to work out in the Fitness facilities between 12-2 with Parental supervision.)
NO SMOKING: Smoking is not permitted in any of the Common Areas of any buildings. Smoking is also not permitted in the Lifestyle Center complex or inside any rental unit. Residences that are found to have been smoked in will be charged a minimum of $250 for additional cleaning and deodorizing.
NO PETS: No renter, tenant, lessee, or occupant shall be permitted to keep any pet of any kind in any unit or upon any portion of the residential property. Units that are found to have had pets during the duration of a guest stay will be charged a minimum of $300 for additional cleaning and will be required to board pet or check out immediately without a refund for any remaining nights booked. Service animals are exempt from this policy.
PARKING: Vehicle parking permits are required. Park only in the designated parking areas. Motor homes, campers, motorcycles, golf carts or trailers of any type are not permitted. Motorcycles are permitted to park in the designated area outside central reception.
BICYCLES: Bicycles are not allowed in the lobby, elevators, hallways or walkways
BUILDING EXTERIOR: No signs or banners. Balconies shall not be used for hanging towels or garments.
BALCONIES: IT IS A FELONY TO THROW OBJECTS FROM THE BALCONIES. This is cause for prosecution and eviction. Do not hang anything from balconies.
WALKWAYS: No personal items are to be left unattended outside individual units in the walkways or other common areas (lobby, pool, etc.). Be mindful of noise levels and keep them to a minimum.
TRASH CHUTES: Trash chutes are located on each floor. All trash is to be in plastic bags. Do not put any boxes down the trash chutes. For larger items please contact maintenance for pick up.
LUGGAGE CARTS: After use, return luggage carts to level 1 in consideration of others, as there are only a limited number of carts.
GRILLS & BURNERS: No charcoal grills or propane burners are allowed on balconies, common areas or pool decks.
CHILDREN: Minors under 12 years must be supervised by an adult at all times. Guests will be assessed for any damages resulting from any violations of this rule.
LOBBY: Persons in wet swimsuits are not allowed in the lobby, corridors, or elevators. Everyone must towel dry before entering the building.
INAPROPRIATE BEHAVIOR: The management company may refuse accommodations to any person whose conduct while on-premises displays intoxication, profanity, or brawling; who indulges in lewd language or conduct; who illegally possesses or deals with controlled substances, or whose conduct constitutes a nuisance. Any of these behaviors can constitute an eviction.

What sports and activities are available at Portofino?
Portofino offers a number of recreation activities including sailing, kayaking, paddleboarding, boogie boarding, surfing, cruises, tennis, golf (off-site), fitness classes, running club, personal training, hiking, biking, excursions, and more.
Are pets allowed?
No renter, tenant, lessee, occupant, or person other than an owner shall be permitted to keep any pet of any kind in any unit, with the exception of registered Service Animals.
What do I do if I’m expecting visitors during my stay?
Guests expecting temporary or overnight visitors during their stay at Portofino should contact Portofino Courtesy Patrol (850) 916.3800 the day that their visitor is expected to arrive. As Portofino is a private and gated property, Courtesy Patrol must be notified of all expected visitors so that they may be entered into the Guestbook and issued a parking pass upon arrival. Please provide your name, your Tower and unit, and the name of your expected visitor(s). Please note that the number of visitors allowed to accompany Guests to the Lifestyle Center is limited to the maximum occupancy applicable to your unit; six (6) total guests per 2-bedroom unit, and (8) total guests per 3-bedroom unit.
What if I’m expecting a package to be delivered during my stay?
Each Tower at Portofino has a unique street address for purposes of routing and delivering mail and packages to the resort. For example: If you are staying in Tower One, Unit 1405, the proper address for packages and parcels is: 1 Portofino Dr, Unit 1405, Pensacola Beach, FL 32561
Where do I park?
Parking spaces assigned to the unit you are renting will be noted on the parking pass issued to you upon checking in at Central Reception and are individually numbered inside the Tower’s garage. Please have this parking pass visible on the dash of your vehicle at all times while on Portofino property. Please note: All parking spaces inside the Tower garages are privately owned. As a courtesy to other Guests and Owners, please park only in the space registered to your unit.

How does one get around at Portofino Island Resort?
Enjoy resort-wide tram service. Board the Portofino I catamaran and cruise to the Boardwalk to enjoy local dining, shopping and entertainment. Rent a bicycle and pedal across the resort and local area. Scoot Coupes are perfect for exploring the island and are available for rent at the Adventure Depot. Hike or stroll the resort and area beaches.
